Accommodation and Restaurant Booking Terms & Conditions

1. Accommodation Enquiries

Submitting an accommodation enquiry through our website does not constitute a confirmed reservation.

All enquiries are subject to availability. A booking is confirmed only after you receive written confirmation from our team.

2. Restaurant Reservations

Restaurant reservations are subject to availability.

While we will make every effort to accommodate your preferred date and time, reservations are not confirmed until you receive confirmation from PapaCrab Restaurant.

3. Rates & Availability

Accommodation rates and availability are subject to change until a reservation has been confirmed.

Any quoted rates include only the services specifically stated in your booking confirmation.

Additional services or requests may incur additional charges.

4. Check-in & Check-out

Guesthouse & Apartments

• Check-in: From 1:00 PM

• Check-out: By 11:00 AM

Private Pool Villas

Check-in and check-out times will be confirmed with your reservation unless otherwise agreed.

Guests arriving outside reception hours may be provided with self check-in instructions where available.

5. Reception & Self Check-in

Reception is available daily from 10:00 AM to 4:00 PM.

Guests arriving after reception hours or departing early may use our secure self check-in and self check-out facilities where applicable.

Emergency assistance is available via WhatsApp using the contact details provided before arrival.

6. Housekeeping

Guesthouse rooms are serviced every second day during your stay.

Apartments and private pool villas are self-contained accommodation. Housekeeping schedules may vary depending on the length of stay and booking arrangements.

Additional housekeeping may be available upon request and may incur an additional charge.

7. Guest Responsibilities

Guests are expected to:

• treat the property, furnishings and facilities with reasonable care;

• comply with all lawful instructions provided by staff;

• respect other guests, neighbours and the local community;

• promptly report any damage, maintenance issues or safety concerns.

Guests may be held responsible for loss or damage caused through negligence or intentional misuse.

8. Children

Children must be supervised by a responsible adult at all times.

Parents and guardians are responsible for the safety and behaviour of children, particularly around swimming pools, balconies and other potential hazards.

9. Smoking

Smoking is permitted only in designated outdoor areas where provided.

Smoking inside rooms, apartments or villas may result in additional cleaning or damage charges.

10. Pets

Pets are not permitted unless expressly approved in writing before arrival.

11. Cancellations & Amendments

Cancellation and amendment policies may vary depending on:

• the booking platform used;

• promotional offers;

• seasonal rates; or

• specific booking agreements.

The applicable cancellation policy will be confirmed at the time of booking.

12. Force Majeure

PapaCrab shall not be liable for any failure or delay in providing accommodation or services due to circumstances beyond our reasonable control, including but not limited to natural disasters, severe weather, government actions, public health emergencies, utility failures or other unforeseen events.

13. Limitation of Liability

To the maximum extent permitted by the laws of the Kingdom of Thailand, PapaCrab Boutique Guesthouse shall not be liable for indirect or consequential losses arising from a guest's stay.

Nothing in these Terms limits any rights that cannot legally be excluded under applicable law.

14. Governing Law

These Booking Terms & Conditions shall be governed by and interpreted in accordance with the laws of the Kingdom of Thailand.

Any disputes arising in connection with these Terms shall be subject to the jurisdiction of the competent courts of Thailand.
